Why I built PierScan
You inherited their decisions.

I own a 1920s bungalow in Tampa. I knew something was off with my floors. I finally decided to find out why.

Old clothes, long sleeves, gloves, goggles, respirator mask. I got under the house. Goggles fogged immediately. Hot. Dark. Maybe 18 inches of clearance. I crawled the length of the crawl space. One pier looked newer than the others. I got closer.

It was sitting on a 12×12 Home Depot paver. Not a footing. Not a proper base. Just a walkway paver holding up part of the structure. That wasn't the only surprise.

In the master bedroom, part of the subfloor wasn't plywood — it was particle board. The kind that acts like a sponge in Florida humidity. It had already started to pillow — edges swelling, softening. Right next to it was a section cut from a printed sign — laminated face, lettering visible on the underside. Whatever it originally was, it was not subfloor.

That's when it hit me: pier-and-beam homes are black boxes. Decades of someone else's decisions are buried under there. Nobody knows until someone goes under — or sends a robot. That's why I built PierScan.
